Silviu Stratulat plays many roles within our firm, as he has from its founding. Based upon his extensive skills and experience in matters of Real Estate, Corporate Law, Mergers and Acquisitions, Silviu founded our firm in March 2011. Also from the beginning, in addition to serving our clients, he has served as Managing Partner of the firm, overseeing its impressive growth into a major player in the Romania legal scene with over 30 lawyers now on its roster. Silviu’s successful career in these two demanding roles demonstrates the energy and intelligence that he brings to his clients and colleagues.
His success with business clients comes in part from his entrepreneurial aptitude and experience, which provides him with insights into the challenges faced by clients. Silviu entered the areas of Real Estate and Corporate M&A early in his career, which then allowed him to gain extensive experience in all matters associated with these fields. Another source of Silviu’s success in representing local and international businesses comes from his education. His undergraduate degree in economics and his law degrees (LL.B. and LL.M – Corporate Law) add to the advantage of educational opportunities for schooling and training in the U.S., U.K. and the Netherlands. His time abroad helped him gain fluency in English, Spanish and Italian. One of Silviu’s defining characteristics is his ability to connect with others. Silviu’s speech, whether in his native Romanian, his nearly flawless English, or his comfortable Italian, conveys to anyone listening his mastery of details and his vision forward. Silviu also takes advantage of his willingness to travel abroad by frequently doing so on behalf of his clients, his firm, and Romania as a business venue.

Assisted Groupè Renault and Automobile Dacia on the largest ever single tenant build-to-suit office lease in Romania (over 39,000 sq. m. – 390,000 sq. ft.);.
Assisted Groupè Renault and Automobile Dacia on a built-to-suit lease arrangement over a 8,000 sq. m. building intended to house the largest Research & Development Center of the car manufacturer in Central and Eastern Europe.
Assisted Futureal Hungary (leading real estate developers and investors in Central Eastern Europe) on the acquisition of over 15,000 sq. m. of land plot in one of the main residential areas in the city, in the premium 1st District of Bucharest.
Assisted World Class Romania, the largest health and fitness center operator in Romania, on the continuous expansion, by entering into new lease relationships or taking over existing ones – the firm having assisted on all legal matters in relation to all 35 existing centers, of which a large number having been real estate related.
Assisted The Mega Company, the largest cold storage facility owner and developer in Romania, on the leasing of two large storage facilities to one of the largest retailer on the Romanian market.
Assisted the founder of one of the largest courier company in Romania, on the acquisition from individuals who have undertaken numerous real estate projects throughout Romania, of a company that owns an office building which serves as business support and development center.
Assisted Teads, a premium company which is the inventor of native video advertising and the leading outstream video marketplace, on the acquisition of Brainient, one of the most successful Romanian start-ups, a UK-based adtech company providing tools to create engaging and interactive video formats which can be delivered across a range of devices.
Coordinated the team that assisted Wirecard AG in the acquisition of Provus Group, the local market leader in electronic payment processing and support. The transaction, valued at 32 million Euro, is considered to be the most important on the payment processing market in Romania so far.
Coordinated the team that assisted the leading fitness chain in Romania, World Class Romania, in acquiring Club Sport Fitness Centre MV, a privately-owned fitness operator currently managing 9 fitness centres in Bucharest and main Romanian cities.
Assisted a Romanian major group of companies active in the Romanian automotive market with respect to a proposed acquisition of shares in certain companies of the group by an Italian group of companies, for a 6 figures consideration.
Assisted a leading fitness firm and its Management Team in connection with a MBO transaction whereby an investment fund acquired a controlling stake in the Romanian branch of the firm in a management buyout structure.
Assisted one of the largest Romanian poultry production group of companies during the restructuring of its 50+ million euro loan granted by one of the largest Romanian financial institutions.
Assisted a large group of Romanian companies active in the field of agricultural investments and production in acquiring a milling and spices production business (land, production halls and silos with a total area of 7 ha), which included the transfer of related technological production installations, equipment and silos with a storage capacity of 32,000 t;
Assisted 6 different companies in acquiring and developing wind farms on Dobrogea plateau and Muntenia plateau, project targeting a total power output of more than 450 Mw;
Assisted a major Romanian wine producer in leasing the wine yard and other agricultural land and existing storage facilities in Caras Severin county, Romania, and also in the construction of the production facilities project by performing a due diligence on the business with respect to necessary compliance with the legal requirements for the agricultural exploitation of the wine yard, drafting and assisting the client during the execution of all agreements and drafting other required legal documents;
Assisted the real estate division of one of the world’s largest global banking groups concerning important real estate transactions, contracts and agreements related to one of the largest office buildings in Bucharest, with this being one of the most important projects in the retail of office spaces for lease and rent.
